What does it cost to build a villa in Marbella? It is one of the first questions international clients ask me, and it makes complete sense. When you are considering an investment of several million euros, clear figures help more than marketing.

The difficulty is that online you find very different answers, some quite far from current market reality. So I want to lay this out properly, with 2026 figures: plot, project, permits, construction and the items that tend to be missed in early budgets. The aim is that you finish this article with a solid reference for assessing any proposal you receive.

Why there is no fixed price per square metre

Before getting into numbers, one common assumption is worth addressing. There is no single “price” for building a villa in Marbella. There is your project, on your plot, with your finishes, your timeline and your contingencies. Each of those variables meaningfully shapes the final figure.

That said, there are sensible market ranges that can orient you. What is worth avoiding is accepting a fixed price per square metre before anyone has seen where or what you are building. When the initial budget is very low, it typically rises significantly during construction.

The plot: the first major line item

The plot is the first major cost, and often the one that surprises foreign buyers most. In Sierra Blanca, urban land runs between €1,000 and €2,000 per square metre. In La Zagaleta, sometimes double. A 2,000 sqm plot in a good area rarely comes in below €1.5 million, and that figure is conservative. Direct sea views push the number considerably higher.

An important detail that often goes unnoticed: not every plot is buildable, and the documents provided do not always say what they appear to. Suelo urbanizable is not the same as suelo urbano. Suelo no urbanizable does not allow residential construction.

Before signing anything, my recommendation is to request a planning report from the town hall and have your lawyer review it thoroughly. You can check the plot’s cadastral data at the Spanish Cadastre Electronic Office, the official source for verifying ownership, surface area and cadastral reference.

The technical team and the project

This is where my part of the work begins, and also the line where, in my experience, some clients try to compress more than they should.

Architect fees for a high-end villa sit between 7% and 10% of the construction budget (PEM). For context on professional fees and the Spanish architecture framework, you can consult the Superior Council of Architects’ Associations of Spain (CSCAE). If your build costs €1 million, the architect will charge between €70,000 and €100,000. Add the technical architect (another 2-3%), geotechnical and topographical studies (€1,500 to €3,000), health and safety coordination and mandatory certificates.

Every residential project must also comply with the Spanish Technical Building Code (CTE), the national regulation setting out requirements for habitability, structural safety, energy efficiency and fire protection. Part of the technical work is precisely to ensure that compliance.

Is it a significant item? Yes. Is it the one to compress? Not always. A foundation issue can cost far more than any saving on fees, and these situations do happen. As a general criterion, the goal is not to pay the minimum, but to ensure the professional accompanies the project to the end with real dedication.

Permits and municipal procedures

In Marbella, the major building permit comes to around 4-6% of the PEM. For a mid-to-high budget villa, that means €40,000 to €100,000 going to the town hall. Details of the applicable fees are published at the Marbella Urban Planning Department.

To this add other items: the ICIO construction tax, municipal fees, waste management bonds and, where applicable, the urban deposit.

Timelines are a key factor from the start. In Marbella or Estepona, processing a major permit can take between 6 and 12 months, sometimes longer. It is important to plan with margin and incorporate this time into the overall project calendar.

Construction: the price per square metre

We get to the figure most people want to know.

For a high-quality villa in Marbella in 2026, construction cost runs between €2,200 and €2,800 per square metre built. For high-end with premium finishes, integrated home automation, infinity pool and similar features, the typical range is €3,000 to €3,500 per square metre. And in the bespoke category, with natural stone, minimalist joinery with large openings and geothermal systems, the ceiling is defined by the project itself.

To give you a working example: a 500 sqm villa in the high-premium range costs around €1.5 to €1.8 million in construction alone. Without the plot, without fees, without permits and without furniture.

Costs that are often missing from early quotes

We call them imprevistos in the trade, though many are not truly unexpected if analysed carefully in advance. Worth knowing from the outset:

  • Retaining walls when the plot has a slope. Most plots with good views do. Typically €200,000 to €400,000.
  • Landscaping: €80,000 to €150,000 for a finished look at handover.
  • Full designer kitchen: €60,000 to €120,000.
  • Pool: from €40,000 upwards, depending on specifications.

One additional factor is affecting more projects in certain Costa del Sol areas: electricity supply. In some zones there is no grid capacity available, which can delay handover of otherwise finished homes. Worth checking before purchasing a plot.

The total figure: a complete example

This is an illustrative example for a 500 sqm high-end villa in a prime area:

  • Plot: €1,500,000 (conservative).
  • Design and site supervision: €120,000.
  • Permits and fees: €75,000.
  • Construction: €1,600,000.
  • Extras (landscaping, pool, retaining walls, kitchen): €400,000.

Approximate total: €3.7 million, without furniture. I always recommend adding a contingency of 10% to 20% on top of this figure to cover any variations that may arise during the process.

If you are offered the same typology for €2.5 million, some item is likely missing from the budget or the location is not prime. In that case, the most useful step is to request a detailed breakdown before proceeding.
